THE COTTAGE

THE COTTAGE

Located just 3 kilometers from the picturesque country town of Pemberton, Rosebank Cottage offers you the perfect, pretty, country cottage from which to enjoy the area. 

​

Situated in beautiful cottage gardens and backing on to the Gloucester National Park, there are endless tracks to explore.  We are also next door (350m walk) to the Lavender and Berry Farm, perfect for morning tea!

With fully equipped kitchen, open plan lounge and  dining area you will be most comfortable. 

Bannister Downs Milk, Fresh eggs, Coffee Pods, and a  selection of quality teas are provided.

The tranquil queen bedroom, leads through to a luxurious en suite bathroom, fitted with shower cubicle, WC, vanity, antique claw foot bath, heated towel rail and a selection of quality toiletries.

Outside, take in beautiful garden views from your own verandah where you can enjoy a BBQ and sit back with a glass of Pemberton wine.

Kitchen 

The kitchen is fully equipped, with gas hob, electric oven, microwave, fridge, small freezer, Nespresso coffee machine and all crockery, pans, utensils etc.

Entertainment

Wifi is available throughout the cottage.  A 40" LED  SmartTV with Foxtel and Netflix and a selection of board games are provided.

Heating and Cooling
The cottage is equipped with reverse cycle air conditioning.

Living

The cottage is super comfortable, with a three seater sofa, armchair and footstool.

Bathroom
The luxurious bathroom has an antique claw foot bath, separate shower cubicle, vanity and WC and   Heated towel rail. 
Egyptian cotton towels, bath salts, shower gel and other toiletries are provided.

​

Parking
There is parking outside on the driveway of the cottage and also space for one car in the garage, the garage is height restricted to 1.8m.

​

Bedroom

Luxurious pillow top queen mattress, choice of quality pillows and beautiful cotton linen, makes for a perfect nights sleep.

Laundry

Automatic washing machine, tumble dryer, detergent, iron, ironing board and drying rack are provided.

Outside
The cottage is seperate to Rosebank House and has its own peaceful verandah, equipped with outdoor setting and gas BBQ.
Take a moment to sit in the 'corner garden' and enjoy the birdlife.

National Parks

Surrounded by beautiful national parks, Pemberton is a wonderful location to get back to nature and go exploring. For National Park information please click here.

Swimming

During the warmer months you may like to take a swim.

Big Brook Dam is located 5 minutes from town. With its serene forest setting,sandy beach and free undercover BBQ's, it makes for a lovely day out.

The Pemberton (natural) Pool is also available and is on the edge of the town site.

If you prefer an indoor pool, then the Manjimup swimming pool is open all year round.

Trees

Trees are one of the many things which make Pemberton so beautiful. The giant Karri trees never fail to impress.  If you're feeling brave, why not try and climb one of famous lookout trees.  Its quite a view!!

There are many wineries to choose from. Please ask and we will share some of our favourites.

From coffee and cake, woodfired pizza, Fish and Chips, Tapas or fine dining, you will find whatever you fancy!

Why not take the 350m walk next door and enjoy afternoon tea at the Lavender and Berry Farm?

Tours 

Taking an organised tour is an excellent way of seeing what is off the beaten track. 

Pemberton Discovery Tours offer a selection of half and full day 4 wheel drive tours.

Donnelly River Cruises offer morning or afternoon river trips.

The Pemberton Tramway operates twice a day for 1.75 hr round trip through the forest.

TARIFFS

 OFF PEAK - $180.00 per night for up to 2 people
PEAK (Public Holidays/Christmas and NewYear) - $195.00 per night for up to 2 people
The cottage can accommodate a maximum of two people.
 

MINIMUM NIGHTS

Off Peak - a minimum of 2 nights

Long Weekends and school holidays - a minimum of 3 nights

Easter/Christmas/New Year - a minimum of 4 nights.

CONDITIONS
A deposit of 50% must be made at the time of booking to confirm your reservation. The balance is payable 14 days prior to your arrival.

For bookings made within 14 days of arrival, the full amount is payable.

  Any damage loss or expense incurred as a result of your breach of Terms & Conditions (provided at reservation) will be deducted from your security deposit. Examples include but are not limited to any breakage, damage or excess cleaning requirements, extra Guests or Visitors beyond those declared.

SECURITY DEPOSIT

A security deposit (bond) of $300 is payable 14 days prior to your arrival.  This will be refunded within 7 days of your departure (assuming no breach of terms and conditions, breakage, damage etc).

Payments can be made by Bank Transfer, Paypal or Credit Card ($5.00 transaction fee applies)

CANCELLATION POLICY

A cancellation fee of $25 will apply to cancellations made 30 or more days prior to arrival.

Cancellations made less than 30 days but more than 7 days prior to your arrival date will be charged 50% of total booking unless the reservation is re filled in which case a refund will be given in full or part.

Cancellations made 7 or less days prior to arrival will be charged in full unless your reservation can be re filled in which case a refund will be given in full or part.
